Why Site Visits Matter Before Buying Land

Photos don't tell the whole story. Here's what a guided site visit shows you and what to look for on the day.

It has never been easier to browse land online. But no photo, video or map can replace standing on the plot yourself. At Luxe Homes, our motto for site visits is simple: See it. Feel it. Own it.

What a site visit tells you that photos can’t

  • The real access road. Is it murram or tarmac? How far is it from the main road? How would it look after heavy rain?
  • The neighbourhood. Are people building? Are there schools, churches, shops and boda-boda stages nearby?
  • Utilities. Can you see power lines, water points or a borehole?
  • The land itself. Soil type, slope, drainage, views, and whether the beacons are in place.
  • Your gut feeling. Could you see your family living here, or this plot as part of your future?

What to bring

  1. A notebook or your phone for notes and photos
  2. Your list of questions (see Questions to Ask Before Buying a Plot)
  3. Comfortable shoes
  4. Family members who will be part of the decision

What to ask on the day

  • Can you show me the beacons for this specific plot?
  • What documentation is available, and when will I receive it?
  • What are the cash and instalment prices, and what is included?
  • What developments are planned nearby?
