Things to Consider When Choosing a Residential Location

Access, amenities, utilities, security and growth. How to choose an area you'll be happy to live or invest in, with a look at the corridors around Nairobi.

The right location makes daily life easier and supports the long-term value of your property. Here’s what to weigh up.

Access and commute

How will you get to work, school and town? Check the distance to the nearest tarmac and major roads, and test the commute at rush hour. Corridors with major roads, such as the Thika Superhighway, the Eastern Bypass and the Thika–Garissa Highway, tend to attract development.

Amenities

Look for schools, hospitals, shopping centres, churches and markets within a reasonable distance. Being near amenities you’ll use every week matters more than being near ones you’ll rarely visit.

Utilities

Ask about electricity, piped water, boreholes and mobile network coverage. Reliable water is one of the most important factors for families.

Security and community

Visit during the day and evening. Talk to neighbours. Gated community concepts and active residents’ associations can add peace of mind.

Growth and infrastructure

Look at what is being built: new roads, schools, hospitals, shopping centres. These are factual signs of a developing area. However, no one can guarantee future prices, so buy a property that suits your needs today, too.

The four Luxe Homes corridors

  • Ruiru / Mugutha: close to Nairobi via the Thika Superhighway, popular with families.
  • Thika / Ngoliba: along the Thika–Garissa corridor, near Ngoliba town.
  • Matuu / Kyaani: an emerging, affordable location on the wider corridor.
  • Jujafarm / Athi: developing area with emerging road infrastructure and Kilimambogo views.

Make the final call in person

Shortlist two or three areas, then book site visits to compare them side by side.
