How to Plan for Your First Home

A step-by-step plan for first-time home buyers in Kenya, from setting a budget to choosing between buying a ready home and building.

Owning your first home is a milestone. With a clear plan, it is also achievable. Here’s how to get started.

Step 1: Know what you want

Write down what your family needs now and in the next ten years: number of bedrooms, a compound for children, parking, distance to work and schools. Separate the must-haves from the nice-to-haves.

Step 3: Set a realistic budget

A common rule of thumb is to keep total housing payments within about a third of your monthly net income. Use our affordability calculator to see what fits. Remember to budget for:

  • Deposit
  • Legal and transfer costs, including stamp duty
  • Moving, furnishing and connection costs

Step 4: Plan your financing

Options include savings, a structured developer payment plan, a SACCO loan, or a bank mortgage. Speak to more than one lender and compare the total cost, not only the monthly payment.

Step 5: Choose the location
