    How is the monthly mortgage repayment calculated?

    The calculator uses the standard reducing-balance (amortisation) formula: the loan amount (price minus deposit) is repaid in equal monthly instalments over the term at the interest rate you enter. Your bank's figure may differ slightly because of fees, insurance and how it applies the rate.

    How much deposit do I need for a mortgage in Kenya?

    Many Kenyan lenders ask for a deposit of around 10% to 20% of the property value, depending on the bank, the property and your profile. Some offer higher loan-to-value for first-time buyers. Confirm the exact requirement with your lender.

    What interest rate should I use?

    Mortgage rates in Kenya vary by lender and over time, and can be fixed or variable. Ask two or three banks or SACCOs for a quote and enter their rate to compare. The default figure in the calculator is only an example.

    What other costs should I budget for?

    Besides the deposit, plan for stamp duty, legal fees, valuation fees, mortgage arrangement fees, and insurance (mortgage protection and property insurance). Ask your lender and advocate for a full cost estimate.

    Can I buy a Luxe Homes property without a mortgage?

    Yes. Selected projects can be bought for cash or through Luxe Homes' structured instalment plans. Use the "Payment plan" tab to compare the cash price with paying in instalments.

    How much property can I afford?

    Use the "Affordability" tab. A common guide is to keep property payments within about a third of your monthly net income. It also lists the Luxe Homes projects within your budget.
