Questions to Ask Before Buying a Plot

Twenty questions to ask the seller, your advocate and yourself before you pay for a plot in Kenya.

The right questions save money and stress. Print this list or keep it on your phone for your next site visit.

About the land

  1. What is the exact size of the plot, and can I see the beacons?
  2. What is the parcel or title number?
  3. Is the land residential, agricultural or commercial?
  4. Is there an access road to the plot, and is it a public road?
  5. How far is the nearest tarmac road?
  6. Is water available? Is electricity on site or nearby?
  7. Are there any disputes, cautions or charges on the land?

About the documents

  1. Is there an individual title deed for this plot, or is it under a mother title?
  2. Is the title freehold or leasehold? (See Freehold vs Leasehold.)
  3. Can I see the survey map and an official search?
  4. When and how will the title be transferred to my name?

About the price and payment

  1. What is the cash price, and what is the instalment price?
  2. What deposit is required, and over how many months can I pay?
  3. What happens if I miss an instalment?
  4. Which costs are included: legal fees, stamp duty, survey, registration?
  5. What are the official payment details? (Pay only into company accounts.)

About the area

  1. What schools, hospitals and shopping centres are nearby?
  2. What developments are planned around the project?
  3. How long is the commute to my workplace at rush hour?

For yourself

  1. Does this plot fit my plan: building soon, building later, or holding as a family asset, and can I afford it comfortably?
