Land Buying Checklist for First-Time Buyers

A simple, printable checklist that takes first-time buyers from budget to title deed.

Buying your first plot? Work through this checklist in order. Tick each item before moving to the next stage.

Before you shortlist

  • I know why I’m buying: to build soon, build later, or hold as a family asset
  • I have a budget, including legal costs and stamp duty
  • I’ve chosen cash or an instalment plan I can comfortably afford (use the calculator)

When comparing plots

  • Location is accessible and suits my plans
  • Plot size is clear (e.g. 50 × 100 or 1/8 acre)
  • Water and electricity are available or nearby
  • Schools, shops and health facilities are within reach

Before paying anything

  • I have visited the plot and seen the beacons (book a site visit)
  • I’ve seen a copy of the title and an official search
  • I’ve confirmed whether the title is freehold or leasehold
  • I’ve seen the survey map
  • An advocate has reviewed the sale agreement
  • I know which costs are included in the price
  • I have the company’s official payment details

During payment

  • I pay only into official company accounts
  • I keep every receipt and statement
  • I track my instalment schedule

After payment

  • Transfer documents are signed
  • Stamp duty and registration are complete
  • I have collected my title deed and stored it safely
