The title deed
Your title deed is the legal proof that you own the land. It shows the parcel number, size, owner and tenure (freehold or leasehold). Selected Luxe Homes projects come with ready individual freehold title deeds, so buyers can proceed with greater confidence.
The official search
A search confirms what the land registry says about the land today: the registered owner and any charges, cautions or restrictions. Always do one before paying.
The survey map and beacons
The survey map shows where your parcel sits and its boundaries. The beacons on the ground should match it.
The sale agreement
This contract protects both buyer and seller. It sets out the price, payment schedule, completion date and what happens if either side doesn’t keep their side of the deal.
Payment receipts and statements
Every payment should have a receipt from the company. Keep them together with your bank or M-Pesa statements. They are your proof of payment.
Transfer and registration documents
Signed transfer forms, consents, clearance certificates, stamp duty receipts and the registration confirmation complete the journey to your name on the title.
How to keep your documents safe
